New apartments in Bucharest’s Sectors 1 and 2 command the highest prices in Romania, averaging €4,192 and €3,767 per sqm respectively, even outpacing what’s widely considered the country’s priciest market, Cluj-Napoca, according to imobiliare.ro analysis.
New Bucharest apartments list at nearly €2,500/sqm on average, but prices swing sharply by neighborhood. In premium pockets like Dorobanți, Herăstrău, and Floreasca, listings start at €4,800-5,000/sqm and climb to €13,000/sqm.
Huge price gaps in Bucharest
Average asking prices for new apartments vary dramatically across Bucharest sectors: Sector 1: €4,192/sqm, Sector 2: €3,767/sqm, Sector 3: €2,484/sqm, Sector 4: €2,142/sqm, Sector 5: €2,044/sqm, Sector 6: €2,387/sqm. Over the past year, Bucharest new apartment prices rose 22%.
By contrast, Cluj-Napoca’s new apartment average sits at €3,300/sqm, with top projects in Sopor, Între Lacuri, Mărăști, Plopilor, and Iris rarely exceeding €4,000/sqm. Cluj saw just a 6% growth in 2025.
Sector 2 leads new apartments supply
Sector 2 dominates new apartment availability, with around 2,000 units listed, up 7% year on year, the biggest supply jump among sectors. It’s followed by Sector 1 – 1,438 units, Sector 3 – 1,168 units, Sector 4 – 973 units, Sector 5 – 675 units, and Sector 6 – 1,012 units.
