Cluj-Napoca remains the most expensive housing market, but Târgu Mureș and Pitești lead price growth

Romania’s residential property market is becoming increasingly fragmented, with the fastest home price growth no longer concentrated in the country’s traditional hotspots, a real estate analytics platform imo360 report shows. 

Instead, regional cities such as Târgu Mureș, Pitești and Craiova are emerging as the new growth leaders. The study was based on more than 60,000 active property listings across 15 major residential markets.

Cluj-Napoca remains Romania’s most expensive housing market

Cluj-Napoca continues to lead the country in residential prices, with an average asking price of €3,048 per square meter. It is followed by Brașov (€2,186/sqm), Craiova (€2,041/sqm), Bucharest (€2,018/sqm) and Constanța (€1,936/sqm).

At the other end of the spectrum are Bacău, Arad and Ploiești, where average asking prices remain below €1,300 per square meter. According to the study, the price gap between Cluj-Napoca and Bacău now exceeds 160%!

Regional cities are driving the next growth cycle

The strongest price increases over the past two years were recorded in Târgu Mureș (+32.4%), Pitești (+31.6%), Arad (+30.6%), Constanța (+29.1%), Oradea (+26.4%) and Craiova (+26.4%).

By contrast, Cluj-Napoca registered cumulative growth of 15.2% over the same period and only 2.2% during the past 12 months, indicating a noticeable slowdown after years of rapid appreciation.

Bucharest remains Romania’s most liquid residential market

In terms of supply, Bucharest continues to dominate the country’s housing market, with more than 20,000 active listings, roughly three times as many as Cluj-Napoca, which ranks second. Iași, Timișoara and Brașov complete the group of Romania’s largest residential markets by active inventory.
