Romania’s residential real estate market maintained strong momentum in 2025. According to data from Storia’s annual market report, homes listed for sale were, on average, 13% more expensive than in the previous year.

Three-room apartments dominated searches in 2025, accounting for 51% of total demand, a pattern that has remained stable over the past two years. The shift confirms a sustained preference for more spacious homes following the post-pandemic adjustment in housing needs.

In terms of pricing, newly built apartments recorded moderate growth, with average asking prices reaching €2,020 per square meter, up 6% compared to 2024. Older apartments, however, saw significantly stronger appreciation, with prices rising by 20% year-on-year to an average of €2,212 per square meter.

Cluj-Napoca once again topped the ranking of Romania’s most expensive cities, where average apartment prices increased to €3,111 per square meter in 2025, from €2,737 the year before. Reșița remained the most affordable market, with prices averaging €852 per square meter, slightly higher than the €795 recorded in 2024.

Market activity intensified throughout the year. The number of property listing views on Storia.ro rose by 27%, while interactions between buyers and sellers increased by 12%. January continued to be the peak month for apartment searches, while Bucharest stood out as the city with the fastest transaction pace.

At the high end of the market, the most expensive residential transaction completed on Storia in 2025 involved a four-room duplex located in Bucharest’s Charles de Gaulle area. The 204-square-meter property was sold for €2.3 million.
